New Opportunities

We're thankful for the year of office help, infrastructure support, and an extra set of hands, but times are changing as our current Office Administrator, Tyler, steps back to pursue his master's degree in medical sciences at Loyola University Chicago. While he will have less time in the office, he will continue to hang his license and practice real estate brokerage with Coordinate Properties. 

Tyler's pursuit of higher education also means we are looking for new office administrator to help keep everything calm cool and collected around here. The general responsibilities of this role include operational improvements, ministerial duties, and working closely with principal agents to keep them apprised of upcoming commitments and responsibilities. This role requires competency with technology skills, multitasking, and task prioritization. The most important aspects of this role are its organizational time management responsibilities and ability to self start new projects needed to grow the business. Experience is preferred but not required, the role is part time (for now) and begins at 15 to 20 hours per week.

If you know an ideal candidate for this role, we would love a referral and do not hesitate to put us in touch with them. This role is ideal for anyone who would like to evolve long term with Coordinate Properties and a career in real estate.

Any Chicago resident knows that art and culture are a huge component of every neighborhood in Chicago, including Lincoln Park. The Art on Clark public art program features a number of incredible structures created by local artists. 

The Lincoln Park Chamber of Commerce has set up a free self-guided tour through Lincoln Park to give you the context and inspiration behind each work. What better way to take advantage of what is sure to be a beautiful fall than a free outdoor activity in the heart of Lincoln Park.

Spooktacular 2020
 
Lincoln Park will be hosting a Halloween celebration from Friday, October 16 to Saturday, October 31. In addition to spooky good deals, there will be an online contest for the best costumes and festive window displays.

Unfortunately for everyone, there will be no trick-or-treating this year.

This weekend (9/26 & 9/27) are the last days that Lincoln Ave will be closed between Fullerton and Wrightwood.

Weathering the Storm 

Chicago has been experiencing its fair share of inclement weather. From tornado winds ripping up parkway garden trees, to freak monsoons on top of social unrest, this city still manages to look majestic. 

Coordinate Properties is excited to play a part in Chicago's ever-changing landscape by landing two new listings for upcoming developments - Southport Key and Ainslie Uptown Townhomes.   In cooperation with KPLN Holdings, LLC, we will be starting condo pre-sales and construction work on the Southport Key, a mixed use building located at the corner of Lincoln Ave and Southport in Lake View. This development will consist of commercial storefronts on the ground floor and 11 luxurious condo-style finished units above. The units each have roof-top access and are equipped with their own private balconies, in-unit laundry, dual zone HVAC systems, and custom kitchens. Additionally, in another collaboration with KPLN Holdings and their condo management wing, we are aiming to acquire the management right to Ainslie Uptown Townhomes, a 22 unit building located in the Uptown neighborhood. We are pleased to take on this job and bring this building to code for the city, community, and its inhabitants. 

We hope our track record continues, as we recently leased all 3 units of the "Castle on Berwyn" in Andersonville, lengths before the planned renovations were completed! As movement in commercial real estate has slowed down since COVID, Coordinate Properties is excited to make more of a pivot to the residential side of the game.

Changing Landscapes

Feeling grateful as an essential business, the slowdown of the government shutdown has not stopped activity and growth within this firm's walls. Coordinate Properties has acquired a historical asset on behalf of a client in Andersonville, famously known as the "Castle on Berwyn". Furthermore we have commenced conducting the necessary restoration to make this 3-flat a sought out luxury rental in the Chicago market.  

Coordinate Properties also has assisted another client with their residential condo "flip" come to market. Located in the heart of Lincoln Park, and given record low buyer's mortgage rates, this unit will likely not last long. 

In addition to filling commercial vacant spaces, Coordinate Properties would like to establish a larger footprint within commercial development. We are in it for the long haul, thank you for continuing to follow the journey.

 
 

Further Team Building & Partnership Opportunities

 
This past month we finalized on-boarding an additional licensed real estate broker with exceptional industry knowledge, a diverse skill set, and proven track record of success. Help us welcome Mike Kaplun of KPLN Holdings to Coordinate Properties. Mike will be hanging his broker license with us while he continues to operate his own business as well.

Beginning his professional career in 2010 as a property developer and accumulating experience in the full spectrum of real estate development and investment, he just recently attained his broker's license in an effort to further his knowledge and involvement in the real estate industry. Notable residential developments include a 6 unit 12,000 square foot church redevelopment at
1300 N Artesian Ave and a 106 unit redevelopment and re-purposing of 619 N LaSalle Ave. Coordinate Properties looks forward to strengthening its development muscle under the advisement of its newest team member, and has already began underwriting larger scale developments.

A Note From Our Founder

        Last time we connected over this newsletter we were just getting started on this unprecedented journey of quarantine. With another month ahead of us, we wanted to reflect on the positives that came from being sheltered in place. I wanted to provide an alternate tone to the recent "COVID-19 themed" newsletters being sent speaking to the affects on the real estate market, the exhausted PPP/SBA funding, or the preventative legal protections as society returns to “normal."

        This time is much better spent focusing on what we can do to positively impact our communities, how we can protect those who need it most, and reevaluate timelines for our future goals and aspirations. At this point, quarantine is not easy for anyone. We may as well make the most of it!

        For those of us who are fortunate enough to still have work, commute times have become obsolete. For those of us who are fortunate enough to have some extra free time on our hands, it is a great time to dive into your hobbies. Kris has been experimenting to find the perfect wax mix ratio for his candles (in recycled wine bottles) to optimize a slow burn.
 We are also delighted to have front row seats as Charlie Trotter's old restaurant is rehabbed into luxury condos. We have already begun to notice renovations on this historic property.
 


        For me, its all about appreciating the little things. It now costs less than $30 to fill up the tank in my SUV, there is never any traffic on the 90/94 expressway, and the new compost bin in our porch garden has become an ironic way of keeping track of passing time. This forced reflection on life has encouraged me to think of new initiatives for lasting social impact and how we might best utilize this pause in life we did not ask for. While it is too early to share specifics, stay tuned for more information in next month's newsletter. 

Beacon Doughnuts

 
        Speaking of Charlie Trotter, this month's client shout-out is a new business that signed a lease in the alleyway kitchen right next to the iconic restaurant, days before the first stay-at-home order was announced. Thankfully, the business model was already pickup/delivery only. 
       
        Beacon Doughnuts, co-founded in 2018 by Andrew Catrambone and his cousin, got its start as a staple in the Wicker Park Farmers Market. After 2 years of weekend gigs, they were ready to set down some roots in a more permanent location. They looking forward to being active members of the Lincoln Park community. They were lucky to find a beautiful location just down the alley next to 810 W Armitage. They offer a wide variety of small-batch artisan doughnuts with lots of vegan options. Their walk up window hours are Thursday through Sunday from 7:30am - 2:00pm or until they are all sold out!

        P.S.  His Samoa doughnut is the best doughnut I have ever had - go support a local business and afterward come stop by our courtyard for an appropriately distanced chat.

Purchase a gift card from your favorite restaurant for a later date or order carryout. Check directly with the restaurant for their preferred delivery options as many corporate services take a 30% fee. 

Keeping in Touch

Call, text, or FaceTime friends and family to see how they are doing. Ask a friend to cook a meal over Zoom. Stream a movie or play video games with your friends at the same time as you on Skype or FaceTime. Drop handmade cards or art in the mail. Join an online book club. 

Still an essential business, we will continue to be available to via email or phone. We will do whatever we can to maintain consistency during this uncertain time. It is a buyer's market and we would love to hear about what you might be looking to acquire.

Open for Business

With all "non-essential businesses and operations" ceasing temporarily, the streets of Chicago have certainly felt peculiar. Pursuant to CDC guidelines, gatherings of more than 10 people are prohibited in an attempt to control the spread of and exposure to coronavirus, with the exception of specific "essential" businesses. However, according to Governor Pritzker's executive order, professional services (including real estate) are considered "essential" and are thus allowed to maintain operation during this shelter in place period. 

SBA Disaster Loans
 
For your information, most small business owners in the US who have had their business impacted by COVID-19 are eligible for SBA loans. The SBA is working directly with State Governors to provide low-interest loans of up to $2 million to small businesses and non-profits that have been severely impacted by COVID-19. These working capital loans can provide crucial support to small businesses that have experienced a revenue loss due to the current circumstances. February 2020: ready for leap year?

Reminder: We are in a leap year!

     As we close out February and the deadline to file your taxes begins to approach (March 15 for corporate returns and April 15 for personal returns). We know this can be a stressful time, especially with the constant changes in tax regulation.
     Fortunately for those of you without health insurance, the tax penalty from Obamacare is no more. Unfortunately for those of you who are unemployed, you can no longer deduct job search expenses. How do taxes work in today's gig economy? Check out the brand new tax center at IRS.gov for insights on how to file your taxes. Although no one likes paying taxes, we can all appreciate the infrastructure that it affords.
     If you couldn't tell by my last name, I am fortunate enough to be the daughter of two first generation immigrants from Greece. Even with the Gregorian calendar New Year and the Chinese New Year now both behind us, every day is a perfect opportunity to leave behind the things that do not serve us. It is okay if you are still dating docs '19, we forgive you. It is important to keep that head space open for fresh ideas and new ventures that you are contemplating.

We wanted to take this opportunity to introduce you to one of our entrepreneurial clients. Help us welcome The Hive to Chicago's Ravenswood community as they gear up for their grand opening early this year. With adult drop-in classes covering a variety of styles, in addition to youth classes ranging from recreational to competitive, there is a place for everyone, even those who are convinced they can't dance. 

THE HIVE

THE HIVE is bringing dance to everyone in the Ravenswood community, and co-owners Seth Robinson & Jeff Wolfe can’t wait for you to experience the buzz. Dedicating their lives to dance, these two creative masterminds are determined to share their passion with all experience levels, from beginner to pre-professional. 

“I really want the world to feel the benefit of a dance class” Robinson shares, explaining the importance of the mental and physical benefits that occur when dancing. “I meet people everyday who assume they ‘can’t dance’; I beg to differ, and ask for the opportunity to show them otherwise.” As humans we are born to move, and whether you’re looking for fun, exercise, or an escape into movement, stepping into a dance class will enrich your life. 

The adult drop-in program will offer a wide array of classes in many different styles of dance, with teachers hailing from all over the greater Chicago area and guest artists from all around the World. We also offer youth classes, for young dancers at the recreational level, and for those who wish to train intensely and compete with our elite traveling team.

As they await the finishing touches on their front studio space, positioned between Redline Virtual Reality and Urban Athlete they have a limited class schedule for drop-in and would love to see some new and familiar faces.

Earlier this month we assisted our client and office-mate, Lightman Legacy Management, with finalizing an office lease for Chicago's 25th Ward Alderman, Mr. Byron Sigcho-Lopez.  Located in the heart of Pilsen at 1508 W 18th Street, the new office should be open to the public in just a few short weeks. The Alderman is known for pushing for a greater percentage of affordable housing in upcoming building developments in order to preserve the cultural integrity of the Pilsen and Chinatown neighborhoods.

A Busy Year with Coordinate Properties
 
With the remodeling of our Lincoln Park office under our belt, a 30 foot mural completed, and over 300,000 square feet leased*, our year has been nothing short of gratifying.

Beyond just this, we are growing the team and have already brought on one new member, were certified as a Woman Owned Business Enterprise by the City of Chicago, and hosted our grand opening reception.

From involvement in a residential development deal, to acquiring property in Bucktown and Humbolt Park, we are building momentum as a force in Chicago real estate.

SketchFix Chronicles


At the corner of Armitage and Halsted Avenues you will find an elegant and striking mural decorating the alley beside Coordinate Properties' office. 

Completed in Fall of 2019 and jointly curated by CP, this was Danny Torres' first commissioned outdoor mural. The project involved a 3 month planning period and 6 weeks of production. Check out the artist's other work

Client Spotlight* - Redline VR

Recently opened this fall in Ravenswood and equipped with a full bar featuring local brews and cocktails. Founded by a film & theater director and a technical specialist for animation, Redline VR is crafting a completely different kind of entertainment using augmented and virtual reality technologies.

Whether you are looking to grab a bite to eat, stay warm with a cup of spiced wine (or hot chocolate), or shop handcrafted holiday items, Christkindlmarket is a merry spectacle sure to get you in the holiday spirit this winter!

Stop by during your lunch break or visit the newly opened Wrigleyville location. The Loop location is open until Chirstmas Eve and the Wrigley location is open until New Years Eve. 
Looking Ahead:
Market Trends, Real Estate Developments, and Opportunities


It was a big year for real estate development  in the Lincoln Park neighborhood. With the completion of Lincoln Common, the 6.04 acre mixed-use development built on the former site of Children's Memorial Hospital, and further revisions made to the planned Lincoln Yards proposal, a 70-acre parcel along Lincoln Park and Bucktown, these developments will surely activate and provide multiple connections between the city's most iconic neighborhoods.

It will be another 10 years or so until we see the fully completed project along Chicago's river bank, but we will be closely following along as zoning decisions and infrastructure improvements are made. The developer, Sterling Bay, wants to relocate the nearby Clybourn Metra station onto the site and add three water taxi stops. Additionally there will be a 1,300-foot extension of the 606 elevated trail over the river and there will be over a mile of new river walk. 

Even though Lincoln Common is now complete, the development's affects have yet to be seen down Lincoln Ave. The Lincoln Park Chamber of Commerce is planning an interactive art installation under the EL track next to the Apollo Theater and there are three new residential mid-rises planned for the stretch on Lincoln between Sheffield and Racine.
