Big Energy Holiday Newsletter


Some years, companies give out gift baskets for the holidays. Other years, its the good and trusted greeting card. For CP, one thing we have consistently done each year is this newsletter. For those who are just joining us, please click here for an archive of all previous newsletters. 

Closing out 2022 has been a whirlwind in itself with two massive closings within the same month. The first being 815 W. Armitage for our highest dollar per square foot leased to date and the second with 5041 N. Western for our largest square footage lease deal on CP's books. Both to national tenants! Not to mention the epic hiking trip we had coincidentally planned for the W trek in Patagonia, Chile soon after. Actually, this all occurred within 10 days of each other - talk about big energy.

CP is all about that momentum rolling into 2023. We planned well and underwent a Cost Segregation Analysis on our new home/investment property that we purchased in May. Now we can decrease the tax burden on the growth we realized this year, and most importantly, realize the full benefit when there is sill 100% bonus depreciation. Note: this amount will drop each subsequent year by 20%, until bonus depreciation sunsets in 2027 (unless Congress acts to extend it). One of the above deals was actually for the retail storefront below our offices. It was previously occupied for 35 years by a clothing consignment shop. We welcome the fresh feeling of change, a new build out, and another stop that shoppers will have when they visit the Armitage/Halsted corridor. Frankly we are flattered by the unprecedented amount of offers submitted to lease the space - more than we have ever experienced on a listing. We feel lucky to be here!

A Bit of Spook and Horror Here
Did you know that our parameters do not just lie within the Chicagoland area? We work with clients across the country and even across the world. Given our love for travel, there is nothing that Kris loves more than a reason to classify an expense as tax deductible. Such as last spring, when I had the pleasure of visiting Mariane Ibrahim's gallery in Paris.  Anyhoo, back to the spooky stuff. I met Ryan and Chloe over two and half years ago when they were visiting Chicago to find a second location for their oddity museum and retail shop. Naturally on brand, Ryan was looking for something niche and specific. The right place had to find him, not the other way around. We traveled to Savannah to understand the Graveface feel and habitat. R&D if you will. It also took several trips to Chicago, failed lease negotiations, and an instance of cold feet before the perfect location plopped in front of our eyes. Before moving to the south, Ryan started his career in Chicago, running an event space out of the 1900 block of North Milwaukee Ave. He really wanted to land in that vicinity, ideally that street. Then when a car boot company moved out of their retail storefront office located at 1829 N. Milwaukee after 16 years, we knew exactly who to summon to the space before turning it to the market. What was the medium we used? Craiglist...

Graveface Chicago 

Graveface Records & Curiosities Chicago is a multifaceted shop with several distinct areas of interest covered within its walls. Graveface started as an artist-driven record label in 2002 and has since expanded into several other areas of niche interest that can be experienced as a retail store front in Savannah, GA (est. 2011) and now in Chicago.

Graveface Chicago carries a hyper-curated selection of new and used vinyl, vintage collectables, curiosities, occult books, and more. There's also dedicated section for the NeverNotGoth imprint of Graveface which offers goth decor, accessories, apparel, and a selection of vinyl records that fit under the goth umbrella.
 
Beyond these two sections there's a mini horror shop, oddities museum, and fully functional video rental shop. 

Terror Vision started as a record label in 2012 focusing on releasing obscure soundtracks of horror/oddball movies lost to time and has since expanded into a blu-ray releasing company.  The Terror Vision room covers all things horror from collectible action figures, decor, signed posters, original one-sheets, blu-rays/DVDs/VHS, and more. 

The museum portion of Graveface explores the human condition and unusual parts of recent history ranging from sideshow history, cults, natural history/anomalies, and death row art and the criminal mind. The Graveface Museum is home to an archive of thousands of artifacts and documents from these topics which are curated into rotating exhibits throughout the museum portion of Graveface.

Graveface and Odd Obsession Movies are proud to bring back video rentals to this neighborhood. After 20 years in business Odd Obsession closed their doors in 2020; Graveface Chicago now houses their video archive and offers a full video rental service, curated to lean heavy on horror, sci-fi, oddball, independent/obscure cinema.

Back to Our "Regularly" Scheduled Programing

Okay, so, writing consistent engaging newsletters every month is not easy. When I told myself that I would take a creative break from writing them, I did not realize a full quarter would fly by before I was ready to wrap up my reprieve. Now that the transaction frenzied period that started in 2020 has slowed down, perhaps spacing these out to once a quarter would be more prudent. I may be humble bragging about a time that I was closing enough transactions to be featuring one on every newsletter that I have been disseminating. However I am feeling like it is time to slow my roll. How about I just go with flow?

A real estate lifeline, consists a mixture of holding patterns, roadblocks, a sprint of "hurry up and wait," but really, mostly delays. For instance, when my existing clients, The Hive, asked me to help them find their second set of studio locations for their expansion, we toured a location eight months before we even asked the listing agent (hat tip to Noah!) to join in on the dance (pun intended) of negotiating a proposal. It was followed by a lengthy due diligence period that lasted for another six months before a lease was executed. If over a year of anticipation was not enough, there were some recent natural disasters insert *September 11th Supercell Storm* which delayed the planned build out of their studios. If there is one common theme that bonded me with Jeff and Seth during this period, it was our consistent and dependable check-ins which provided comfort in an undertaking worth waiting for.

A NEW Dance Studio for KIDZ is coming to Ravenswood!

Seth Robinson & Jeff Wolfe, Owners of The Hive, a dance studio for adults located at 4706 N. Ravenswood Ave, are expanding their nationally recognized youth dance program, THE COLONY.

Three Unit Greystone on the Boulevard 

We Just Closed!

After several months of searching, 10 offers submitted, and under contract three different times, at last, Kris and I closed on our first investment property! Given the market temperature, our reasonably confident offers did not compare to the 10s, 50s, and 100 thousands over the listing price. We believe in the virtue of thrift, and a crucial element of thrift is, one must hunt in order to find a good deal. 
Growing frustrated with offers going amiss, we were beginning to think we must offer more than the list price to land a building. Such a delusional practice is the new reality during this particular turn in the cycle - a seller's market. Interest levels were at an all time low, and the inventory was even lower.
Time passed as our patience ran thin. Not to mention, interest rates are rising! We have gone through enough product during our hunt to know a quality asset. So what did we do when we came across the latest place we liked? We gave an "as is," over asking offer with a 24 time limit in order to avoid the "best and final" dance we have grown accustomed to. And that my friends, is how we successfully fell into the stereotype of the 2022 real estate owners club!

Today’s interest rates are sitting at 5.51%, a significant increase from just a few months ago. Over the last week, we consulted with industry leaders from various investment firms across the United States. There is a consensus on upcoming financial trends.
 
The first is that everyone is setting aside a pile of cash for opportunistic purchases that may come down the pipeline. We expect that with rising interest rates, there will come a small decline in prices (nationally). The big question is, when will we see a decline, and how significant of a market adjustment will this be?
 
In Chicago, we are lucky that our city has a low beta as compared to the market average. As the market moves up and down, we tend to pace a little slower. This leads to slightly modest returns, but significantly more stability as compared to emerging cities.

In Between Dreams  

Flexible. If there is one things that all of us in Chicago share, is being flexible with the weather. We find ourselves in April and it is still a gamble whether the precipitation outside is a rain shower, wintery mix, or straight up snow fall. We spend the entire spring waiting for it to be spring. Then we experience it for about a day, before diving straight into a summer inferno. As the weather is starting to break, I wanted to take a look back on a snowy night in February when I experienced Stephen Sandoval's concept, Entre Suenos, which translates to "in between dreams." 

The greatest tribute a chef could ever pay to cuisine is authenticity. Chef Stephen Sandoval elevates your palate by tapping into the culture of cuisine which is Baja Mexican tradition. Not only do you get to sample delicious food, but you hear directly from the Chef exactly from where and how he drew inspiration for each dish. At his ticketed events, you are seated at a large communal table, which lends itself to making new connections outside those you attended the event with. I can personally attest that I consistently talk to someone that I met at one of Stephen's dinners! Furthermore, it was through Stephen that Kris and I met the president of the Illinois Women's Bar Association and now Kris does their accounting. However I digress, how does this all tie back to being flexible?

I met Stephen last October when he viewed a space I was marketing for a building owner. He was looking to open his own brick and mortar version of his existing concept. Along the process I met his family and Rick Bayless, which are his advisors and supporters, that will help facilitate the multi-hundred-thousand dollar project that building out the kitchen and front of house would be. I believed in Stephen's concept so much, that after a standstill in negotiations, which were going on for months, I terminated my representation with the Landlord, and told Stephen that I would represent him in his search for a place instead. I pivoted clients, buildings, and all that comes with it. It is all about maintaining flexibility while juggling the uncertainty of the practice of real estate.

Fast forward to present day, we still have not secured a location, but in the spirit of being flexible we tabled the search while Stephen starts his new residency at Soho House.

Concept 

Stephen wants to have fun this summer and test a concept that he has a passion for-- as a San Diego native he has always had a dream to open a Baja inspired mariscos concept.   The motto is “Borderless Baja Cuisine”, referring to his favorite street offerings on both sides of the border between San Diego and Tijuana. 

The food menu will feature a wide variety of seafood offerings, including raw oysters, tostadas, fish tacos and octopus.  

Though casual by nature the dishes will be presented in a slightly elevated manner showcasing high quality product and preparation.  The beverage program will contain a variety of Mezcal cocktails and various Mexican beers.  The atmosphere will be hip, energetic, yet casual.

On Sundays he will expand the lunch menu to offer a variety of Mexican breakfast offerings inspired by his late grandmother.  Stephen will also invite local performing artists and DJs to bring an upbeat mood to the service.

Hitting the Market  

A brokerage is nothing without its members. At Coordinate Properties, our team lists properties of all types and sizes. We are even making a foray into land entitlements, more about that later though. When Coordinate Properties started, its owners always knew it would be a boutique real estate firm, but they never wanted to silo themselves into one class of asset. The Thrill of an Unexpected Outcome 

A career in real estate is not for the faint of heart. Each day leading to the next is a ride in the unforeseen. As a broker, we are often times  merely a passenger in our clients’ broadcast of the world. There are awful days, and there are unbeatable days. Each day, however, is always a reminder to not be certain of a visualized  result, or a planned sentiment, and to always take each instance as a lesson. CHICAGO VACCINE REQUIREMENT
To help stop the spread of COVID-19, the City of Chicago has issued Public Health Order 2021-2, which requires certain establishments to verify that patrons are fully vaccinated against COVID-19.

The Public Health Order will remain in effect until the City of Chicago is through this Omicron-driven surge and the risk of overwhelming hospital capacity has passed. 
LOCATIONS REQUIRING PROOF OF VACCINATION
Effective Monday, January 3, 2022, the Chicago Vaccine Requirements will apply to the following public indoor places:

Establishments where food or beverages are served, including, but not limited to:
  • Restaurants
  • Bars
  • Fast food establishments
  • Coffee shops
  • Tasting rooms
  • Cafeterias
  • Food courts
  • Dining areas of grocery stores
  • Breweries
  • Wineries
  • Distilleries
  • Banquet halls
  • Hotel ballrooms

Gyms and fitness venues, including, but not limited to:
  • Gyms
  • Recreation facilities
  • Fitness centers
  • Yoga, Pilates, cycling, barre, and dance studios
  • Hotel gyms
  • Boxing and kickboxing gyms
  • Fitness boot camps
  • Other facilities used for conducting indoor group fitness classes
Indoor Entertainment and Recreation

Indoor entertainment and recreation venues where food or beverages
are served, including, but not limited to:
  • Movie theaters
  • Music and concert venues
  • Live performance venues
  • Adult entertainment venues
  • Commercial event and party venues
  • Sports arenas
  • Performing arts theaters
  • Bowling alleys
  • Arcades
  • Card rooms
  • Family entertainment centers
  • Play areas
  • Pool and billiard halls
  • Other recreational game centers.
Proof of Vaccination Definitions

Proof of vaccination means:
  • CDC COVID-19 Vaccination Record Card reflecting the person’s name, vaccine brand, and date administered.
  • Official immunization record from the jurisdiction, state, or country where the vaccine was administered reflecting the person’s name, vaccine brand, and date administered.
  • A digital or physical photo of such a card or record, reflecting the person’s name, vaccine brand, and date administered.
CHICAGO VACCINE REQUIREMENT EXEMPTIONS

The vaccine requirement does not include:
  • Houses of worship
  • Grocery stores (though indoor dining sections within grocery stores would be included)
  • Locations in O’Hare International Airport or Midway International Airport
  • Locations in a residential or office building the use of which is limited to residents, owners, or tenants of that building
  • Food service establishments providing only charitable food services, such as soup kitchens
  • Schools and day cares also are not included in the order.

The following individuals are exempted from the vaccine requirement:
  • Individuals entering an establishment for less than 10 minutes for ordering and carrying out food; delivering goods; or using the bathroom
  • A nonresident performing artist who does not regularly perform or render services in a covered location, or a nonresident individual accompanying such a performing artist, while the performing artist or individual is in a covered location for the purposes of such artist’s performance
  • A nonresident professional athlete or a nonresident individual accompanying such professional athlete, who enters a covered location as part of their regular employment for purposes of the professional athlete/sports team competition
  • Individuals who have previously received a medical or religious exemption (e.g. from an employer), provided such patrons show the establishment proof of the medical or religious exemption and a COVID-19 test administered by a medical professional within the last 72 hours prior to entering.
  • An individual 18 years of age or younger who enters a covered location to participate in an activity organized by a school or after-school program offered by any pre-kindergarten through grade twelve public or non-public school
  • An individual who enters for the purposes of voting in a municipal, state, or federal election; or, pursuant to law, assisting or accompanying a voter or observing such election.

It's the Most Wonderful Time of the Year

As winter sets in and the spirited season is in full effect, we have been busier than ever. Kris clinched an accounting contract with the Woman's Bar Association of Illinois due to CP's status as a Woman Owned Business Enterprise (yes you can hire us to do your bookkeeping!). Our team member Mia Scornavacco closed not one, but two big deals to declare as her personal "firsts". She had the pleasure of representing her family when she sold her childhood home, and also represented them as buyers for a new house waiting to be filled with new memories -  just in time for the holidays. She had to be a bit creative in order to find a suitable property (which was off-market) in a competitive arena, and line up the closing dates perfectly. We are certainly proud of her!

Our other team member Aaron Spiro is actively rehabbing a property in Berwyn. This 1904 structure holds one-of-a-kind features that he is preserving. Under the carpet was the original hardwood which has been restored. New bathrooms, kitchens, and A/C make it modern and functional for the new person to take it over. Aaron is about one month into the project and has about 3 weeks remaining until completion. 25th Anniversary -  The Christkindlemarket 

The Christkindlmarket unites cherished German and European tradition with international flair and local charm. Inspired by the 16th century Christkindlesmarkt in Nuremberg, Germany, one of the first outdoor markets of its kind, the Christkindlmarket is well-known for its vendors’ high quality gifts and food, holiday cheer, and for being the ideal place for families to make unique memories.

The Christkindlmarket Chicago was first conceptualized in 1995 when The German American Chamber of Commerce of the Midwest Inc. (GACC Midwest) was seeking alternative ways to promote bilateral trade between the USA and Germany. Peter Flatzek, former Vice President of GACC Midwest, and Ray Lotter, then Manager of Commercial Services for GACC Midwest, initiated the partnership with city officials of Nuremberg, Germany. Mr. Lotter invited companies from Germany and the Chicago area to participate in the first Christkindlmarket Chicago in 1996. The market was an instant success and continues to flourish through the work of GACC Midwest’s subsidiary, German American Events, LLC.

The inaugural event took place on Pioneer Court in 1996 for the first time. By special invitation of former Mayor Richard M. Daley, the Christkindlmarket Chicago moved to Daley Plaza in 1997 and has become a staple event on the plaza ever since. Meet Aaron, Our Newest Team Member

Aaron comes from Seattle, where he received his degree in Business and Human Resource Management from the University of Washington. He had the unique opportunity to master his passion for negotiations under the lead negotiator for Boeing, Dr. Ruth Huwe. After graduation, he began buying properties to expand his portfolio, which sparked his interest in real estate. 

Clients gravitate towards Aaron as their trusted realtor due to his care for detail, empathy, and ferocity to ensure his clients are always getting the best deals on their properties. Before Coordinate, Aaron was at Compass Properties but chose to make the jump due to Coordinate’s strong women-led operation, and their above and beyond support for their brokers and clients.

While Aaron supports a wide variety of clients, his specific focus lies within real estate investing. Currently, he runs an investment firm called Throughline Capital. They identify projects, raise capital, and manage short-term flips as well as long-term holds within the residential housing space.

Fresh for Tomorrow

Recently, the Earth experienced the astrological phenomena commonly known as a blue moon.  A blue moon refers to the second occurrence of a full moon in a single lunar cycle and symbolizes something that happens very rarely, but can still be experienced several times during a life. Astrologists say that this particular blue moon will be one that infuses one's inner world with a desire for individuality and rebellion, as well as a concern for the world at large. This blue moon could result in powerful changes and revelations ahead - so stay tuned!

Like a blue moon, oftentimes in life we find ourselves revisiting the paths that have brought us to the here and now. It is not uncommon to cross paths again with people, places, and things from our past. Heraclitus said "no man ever steps in the same river twice, for it is not the same river and he is not the same man." The same can certainly be said for buildings as well. 

In my previous years, when finding a place to go out on Saturday night was a must, I often found myself headed to Danny's Tavern in Bucktown. It was always a good atmosphere, fun crowd, and (most importantly) the music was consistently great. Danny's reputation made it a household name in Chicago nightlife and naturally many mourned its closure in late 2020.

Now as the listing agent for the property it operated in, I find myself involved in determining the fate of the building. Will it be sold to a developer just to be knocked down for new construction? Will a new operator take their shot at building a local legacy? The culmination of market demands, economic climate, and alderman prerogative all play a role on how a property can evolve through its lifecycle. Just as each building's location is unique, so is its story, which one day could become a legend.

1951 W Dickens Ave, Chicago, IL 60614

AVAILABLE FOR SALE OR LEASE. It has been long rumored that the "Old Fashioned" cocktail recipe was perfected with Bourbon in a Bucktown speakeasy during the prohibition. A neighborhood known as a destination for craft, Bucktown has attracted talent from its earliest settlers to the artists in residence today, which is most evident in its architecture. This property is an authentic example of architectural eclecticism in all of Chicago.

Located in a primarily residential neighborhood with a mix of older single-family homes, new builds, and converted industrial loft spaces. When zoning rules were changed due to prohibition era intolerance for alcohol, restrictions were created to restrict "mid-block" taverns on residential blocks. Very, very few "mid-block" taverns predating current zoning restrictions still survive, although 1951 W Dickens Avenue is one of them.

Damen Avenue acts as the epicenter of shopping and dining in Bucktown, owing to accessibility of the Kennedy Expressway. Despite the tremendous vehicle traffic in the vicinity of this location, million-dollar single family residences have been erected on both sides of 1951 W Dickens. This location is unique.

The "Schlitz on Tap" sign that once hung on the front of the property facing traffic on Damen, now missing, was a glowing red beacon to residents walking along Damen Avenue. With 61% of Bucktown residential units being renter occupied with a median age of 33 years old, it's widely known as an artsy and late-night hotspot. 

The property offers an intimate commercial environment. Growth is in the Air

I woke up this morning to my monstera deliciosa unfurling a new leaf and it made me reflect on the unexpected but welcomed growth of my team over the past year. Much like watching a plant sprout, with a bit of work and attention, I have also watched Coordinate Properties continue to grow and flourish. This year we have brought on Mia, our newest broker, expanded our portfolio, and have record high occupancy rates for all clients. 

Having spent most of the last year with my head down busy with work, this morning caused me to pause and consider the organic growth that we achieved. Coordinate Properties' emphasis on investing in people and relationships, coupled with active gratitude and hard work, have developed the business in new and exciting ways. 

Looking forward and setting new goals, including expanding our property owner relationships and developing community recognition as we continue to grow as a business. The funny thing about growing plants, much like our business, is that growth occurs in spurts. When we are caught up in the moment and buried in work, we can fail to appreciate the new life that we have helped foster. 

Meet Mariah Fair; an author, blogger, public speaker, avid reader, and mental health advocate. Having struggled with depression basically all her life, her existence changed for the better when she opened a book. Recognizing the wisdom found in books, she decided to share this revelation with the world, beginning with her home town Chicago. Having experienced firsthand the power of a good book and a healthy environment in maintaining her own mental health, she is starting her mental health book lounge, Soul Full Chicago. Soul Full is built to be a place you can come to read, learn, and grow your mind. Fostering an environment aimed at promoting healing and growth, Soul Full invite their patrons to come inside and learn about themselves.

Overwhelmed by the Comeback?

If real estate memes have taught us anything, we are all aware that it is nearly impossible these days to successively go "under contract" on a home without a cash offer or fully underwritten loan, offering over the asking price, and likely going into the transaction having only viewed the property virtually or "sight unseen". This has become the new norm in the residential real estate world, but what about commercial? Initial thoughts go that it must be hurting right? Think again.

In my 11 years as an active real estate broker, I have never experienced situations in the commercial world where landlords and owners are able to make a decision among multiple letters of intent. It has, welcomely so, become my common practice in the past couple months. Buildings that have sat vacant for a year or more are being shown multiple times. Empty storefronts are now being noticeably filled. Commercial businesses are thriving due to increased cash balances in people's bank accounts, and the fed buying bonds which inject trillions into the money supply. However those same businesses are also having trouble finding people that want to come back to work. It is hard not to think that this can all be some sort bubble that is prone to burst? But hey, we are all resilient and prepared for that at this point right? 

Made X Hudson is a newly launched small batch, cut-and-sew garment factory in the Hudson Valley. Run by staff with decades of garment industry experience, they are on a mission to produce ethical and sustainable products. MxH works on product design & development, sampling, and production with a minimum of 20 units per product. Opening August 7th, the Largest Banksy Exhibit ever Assembled
**all in a landmark building built in 1885, formerly known as The Church of the Epiphany**

This globally acclaimed showcase features original and authenticated works associated with, arguably, the most intriguing and talked-about artist in modern history. On display are prints, canvasses, screen-prints, sculptures, unique works and limited-edition pieces mainly dated between the years 1997 to 2008, the period which resulted in Banksy’s most recognizable and well-known works.

The exhibit features iconic works such as ‘Girl and Balloon’, ‘Flower Thrower’ and ‘Rude Copper’ alongside some of Banksy’s lesser known masterpieces. Banksy is most infamous for his outdoor art which can be found in streets all around the world. Banksy’s indoor pieces - original and unique works on canvas, wood and paper - have been less exposed and are also on display at this exhibition.

Can you believe it? Chicago has entered into its bridge phase and is one step closer in being completely COVID-19 restriction free. Please click here to get an idea of all capacity specifications by setting and activity. While the improvement in weather tends to emote a certain vibrancy, we are excited to feel that compounded effect now that most people are completing their vaccinations and are coming out of lockdown. We have already felt that buzz through our deal flow. There has been a continuous stream of new commercial leases encompassing various industries (mostly in mental health, hospitality, and pet services) that have been executed over the past few months. One of CP's deals was featured in the Chicago Tribune last week! We look forward to seeing these businesses open and flourish, while fellow veteran businesses resume their operations as they were 15 months ago.

Allegro Pet Services was started in 2014 to fill a "personalized concierge" niche in the Chicago pet-care industry. Serving the North and Central Chicago neighborhoods, client dogs are cared for as if they were family with services like in-home cage free boarding and non-pack walking. During the last 7 years Allegro has grown from 1 person and a few clients to 6 staff members serving over 50 clients.

The new social club at 1235 W Belmont Ave is an exciting addition to our logistical operations to give client dogs the lifestyle that they deserve. The facility will be mainly used for Canine Social Club, curated small groups of client dogs socializing and playing, and for training, troubleshooting, and working with individual client issues. We look forward to opening on July 1st and adding these great services, and now feel we can offer a true continuum of pet care for our clients.

THE TRIO WAZ

For over twenty years, Trio WAZ has performed together, making it one of the longest standing experimental music trios in Chicago.  Edward Wilkerson Jr. is one of the great saxophone and clarinet players on the Chicago scene, Tatsu Aoki (a CP client!) is a prolific artist, composer, musician, educator, and consummate bassist and Shamisen Lute player, and Michael Zerang is a percussionist focusing extensively on improvised music, free jazz, contemporary composition, puppet theater, experimental theater, and international musical forms.  Each brings their own unique armada of musical conquests and distinctive dispositions to interplay and braid an incomparable synthesis of musical actuality.

Good Faith Business

At Coordinate, there is an active practice of striving toward everyone's best interest for all of the parties involved. Good faith is what we aim for. Why is this? For business to grow, much like a bonsai tree, the right mix of trust, reliability and environment is required.

Bonsai trees, according to Zen Buddhist tradition, are built on harmony. Crucial to a bonsai's success is its early root development. There are many factors tied to the survival of each tree. The physical properties of the soil, the availability of nutrients, and the temperature all impact an expanding system of roots.

Like a new tree, each business relationship requires attention, effort, and cultivation in order to flourish. Each of these relationships is built on good faith. When all parties involved are connected with honest communication and integrity, the roots of the relationship are nourished for sustainable and permanent growth. Here at Coordinate Properties we practice this level of engagement daily.

In a creative effort to generate revenue with our monthly board art, this month, President Lincoln can be seen on Armitage calling attention to the SpotHero parking spots next to the office. Pun intended by the way. To its success, SpotHero usage has increased by more than 50% this month!
815 West Armitage in Lincoln Park is not only home to Coordinate Properties, but McShane’s Exchange as well. McShane’s Exchange is a designer consignment boutique that opened its doors on May 10th in 1988 by Denise McShane. The boutique’s mission has always been to create an affordable and inviting shopping environment for women of all ages and sizes. McShane’s has gone through many changes throughout the decades; the most recent of the big changes occurred in September of 2020 when the boutique was sold. McShane’s Exchange was sold to Alejandra Lopez, who was introduced to McShane’s in 1997 when her mom brought her in by force—she was only 6 years old and did not like shopping trips. Her sentiments towards shopping changed drastically when she became a high school student at Lincoln Park High School in 2005, she was eager to be trendy but knew she had to get a job to obtain the many clothing items she desired. She walked to McShane’s one day and was offered her first real job, it was an exciting moment for the then teenager. The same feelings of excitement were replicated when she decided to buy McShane’s Exchange in September of 2020. She has kept the original name and business model and hopes to continue growing the boutique’s legacy for many more decades to come. In honor of the boutique’s birthdate, McShane’s Exchange will be hosting a birthday celebration on Sunday, May 9th. Refreshments, goodie bags, and surprises will be offered throughout the day to celebrate McShane’s Exchange turning 33.

This past Earth Day the Ravenswood Neighbors Association and Coordinate Properties collaborated to set up planters at 4710 N Ravenswood. Going forward, these will be used to grow native flowers, grasses, and produce in addition to providing shelter for city-dwelling bees. All plants and flowers grown here, will be transferred to various parkway gardens in Ravenswood during the beginning of June. 

Other green initiatives include the Plant Chicago and University of Illinois community composting event. With the goal of collecting 5 tons of compostable material (grass clippings, leaves, landscaping waste, kitchen scraps), people who dropped off compostable material were sent home with a bucket of finished compost.
 
My mother taught me to always leave a place cleaner than I found it, and that extends to the planet we all share.

Dan O'Donnell & Community Leadership

This month's newsletter is dedicated to the memory of Dan O' Donnell, a highly influential Lincoln Park businessman and property owner, popularly known as the 'Alderman' of Armitage Avenue. O' Donnell's prolific involvement in improving the Armitage neighborhood and dedication to those in need made his Hardware store at 925 W. Armitage Ave. a "beacon of light" for an entire community and all the lives he helped. Read more about his life and community contributions here

Although I did not know Dan before moving both my work and home to the Armitage corridor, I saw him semi-frequently when I would go to Armitage Hardware to get keys copied after finalizing a new lease. I quickly grew to appreciate his excitement for me whenever I helped get a deal signed. As I got to know Dan, I came to realize just how involved he was in the neighborhood, and at some point I realized that he was a huge part of the reason Armitage is what it is today. 

Reflecting on his life makes me wonder how I can invest, empower, and support my community like Dan did. Whether providing employment, coordinating development, or fighting for the neighborhood corridor's landmark status, Dan was a shining example of what a leader can be. During his life, he improved his community immeasurably by acting with foresight, compassion, and integrity to the benefit of all of us who call Armitage Avenue home. 

 
Dan's devotion and hard work in the community made him an icon amongst Armitage residents. His efforts to better the community will not be soon forgotten and serve as an inspiration for those of us lucky enough to have known him.

Patience

Practicing in real estate is not for the faint of heart. In practice, among the many challenges any given broker may face, nothing is as great as testing one’s ability to endure the short-term struggles of getting a deal done.  And when eventual success seems remote, we as brokers discover the true value of patience.  The term patience itself is defined as the capacity to accept and/or tolerate delay, trouble, or suffering without getting angry or upset.  Sound familiar? 

Sometimes identifying reasons to continually endure short-term struggles or hardships for subsequent payoffs can be difficult.  Brokers must remediate unjustified demands, unreasonable concerns, unfettered emotions, unabated hopes, and indignance at every step of the way.  As if all that wasn’t enough, add a polar vortex with a twist of pandemic, the product of which is a total S#!t Storm (for lack of a better word) that we must endure.  As a broker I realize I will not pan gold on every deal that comes across my plate.  Brokers do not control a deal’s outcome; they can only influence it.  And even when a deal seems remote, it certainly does not mean the deal is dead.  Getting to yes requires patience, courage, and faith, and most of all it requires the ability to endure all that it takes to get there.

Immersive Van Gogh Exhibit

A modern exhibition that invites you "inside" some of Van Gogh's iconic works. Constructed and realized by Massimiliano Siccardi and Luca Longobardi, this show combines classical works with multimedia technology to create a uniquely different museum experience. 

With an opening earlier this month, show dates have already been lengthened in response to popular demand. March and April have already sold out but the show is planned to run 7 days a week through Labor Day, September 6, 2021. The event is being hosted in the Germania Club Building, a historic Chicago landmark that was built more than 130 years ago. Public health precautions and safety protocols include required facial coverings, decreased capacity, and symptom screening on check-in.

It's Go Time

Del Mar knows that there is no point letting snow get in the way of having a productive day. As the holiday buzz finally dissipates and we find ourselves blanketed in Chicago winter, we are grateful to reflect on our own busy days. Five days into 2021, we executed a lease agreement completely filling a 12,000 SF medical office building that has sat vacant for several years. The momentum continued and soon after, we signed a lease with a yoga studio, a new restaurant concept, and closed on two residential deals - one which fell out of contract and went back into contract within 48 hours.  Between new deals, new clients, and new experiences we are constantly given the opportunity to learn.

In addition to new opportunities in real estate, Amanda was invited by Jennifer Pereira to be a guest lecturer and project partner at Johnson & Wales University and present on Real Estate Investment and Development Strategies. Pulling on years of professional experience in real estate and law, coupled with starting and managing her own business, she aims to explore the considerations, challenges, and planning that go into any real estate venture. Outline the process of research, design, and development will enable students to engage with a real world application of their academic knowledge. 

As we continue to expand outside of our comfort zone, we give ourselves opportunity to grow, experience new things, and refine our understanding of the world. This last year has been a tough one, and it is easy to let that discourage you about what this year could be. A constant and consistent desire to learn, the freedom to explore our interests, and the ability to help educate others are just some of the ways we have managed to stay engaged in our lives and communities. Let us know what has helped keep you sane during these difficult times, and ask yourself how you can get outside of your own comfort zone!

Gratitude


One year and twelve newsletters later, Coordinate Properties has come a long way in a relatively short period of time. Although this year has been far from perfect, we regularly find solace in the little things, even when so many of the big things have been put on hold during this global pandemic.

This year during COVID, we were grateful to be busy all year long. We helped fill 29 residences with new tenants, sold our first condo, and purchased a home. Our involvement in commercial real estate included helping 10 businesses find their first location and 8 businesses expand into a new location. We also engaged in our first historical renovation, updating the interior of the remarkable castle on Berwyn in the Andersonville neighborhood. 

The recent FDA approval of the Pfizer COVID vaccine means we can finally see the light at the end of the long and dark tunnel that was 2020. While we have all made sacrifices thus far, we look forward with high hopes to this upcoming year and a return to whatever normal looks like for you.

Returning to the idea of little things that have helped us navigate these uncertain times, we have consistently enjoyed getting out into the community when and were we can. This year we are especially grateful for you and the continued support and interest in Coordinate Properties.

Engaging with art has been another way in which we have contributed to our community and kept our spirits high. We have learned to recognize the importance of supporting and taking care of each other, the strength in community, and the necessity of appreciation in the face of adversity. We must continue to treasure both our relationships and the world around us, despite the limitations imposed by COVID-19.

 
 
 
 

Kris, our artist in residence here at Coordinate Properties, focused this month's board on those who came to understand the importance of community. All three protagonists featured on the first side of the board above, initially could not understand the intrinsic beauty of the holidays until they learned to be grateful for their situation and celebrate it with others. The other side of the board is merely an abstract - just for fun.

Invest in what you know

For many of us, Thanksgiving was different this this year. Fewer attendees at the table due to travel restrictions and public health advisements, maybe a zoom call with the extended family. For me, my family experienced our first holiday without our father.

Given that 2020 has been a surprisingly productive year for Coordinate Properties, this loss hit hard. From the beginning, my father was my inspiration in starting my own business. In 1952 he passed through Elis Island by ship before settling into a home in West Lincoln Park with his family. Since the age of 5, he worked dozens of odd jobs, supported himself through school until he eventually became a well respected orthopedic surgeon. An entrepreneur himself, he opened his own medical practice and used his income to start investing in real estate. One of the greatest lessons he taught me was to “only invest in what you know.” When he first started investing in real estate in the 1970s, Lincoln Park was much different than today and most investors steered clear of the area. The first building my father bought, on his own, is now the current home of Coordinate Properties at 815 Armitage Ave. I know my father had a good aesthetic eye, but he also had the imagination and vision for the potential of what things could be.

Whatever loss this year has brought to anyone, may it also be your inspiration. 2021 is right around the corner and with it, a lot of change. I am not saying that it will go back to the world we knew pre-pandemic, but may we all have the strength to make the changes we want to see. As we set our sights forward, in pursuit of imagined potentials, we know how important a good team is in translating those dreams to reality. Always on the look out for entrepreneurs needing property for their pursuits, we look forward to the day we will trade the virtual convenience of zoom meetings for the tangible aspect of being present.

Growing the Team

We've been beyond fortunate to be able to continue to grow our business during these (crazy/challenging/unprecedented) times. Over the past several months, we've onboarded a number of new team members, including brokers, developers, and administrative support. As we begin to approach the end of 2020 (good riddance), we're excited to welcome our newest team member, Harrison Baty.

A background in banking and finance means that Harrison brings a valuable sets of skills and experiences to our real estate team. His dedication to professionalism and organization will help elevate Coordinate Properties' internal processes and client experiences. With the guidance and support of all the staff at Coordinate Properties, Harrison is also working towards his broker's license. With aspirations related to property development and portfolio management, he is sure to pick up a lot of great experience with our seasoned professionals. 


Coordinate Properties started three years ago with two people and a dream. As we have continued to grow and evolve our business infrastructure, we are continually humbled by the accomplished and capable people that want to be a part of the vision. In the past year we have grown substantially, tripling our head count and continually improving our own internal processes and organization. One advantage to our growing team is delegating responsibilities of our principals to enable them to explore new business opportunities and directions. Furthermore, more team members means more  responsiveness and individualized attention for our clients. Lastly, the larger and more diverse team, enables Coordinate Properties to reach and engage with a wider client base.
